Phase One Environmental Site Assessment

IIS adheres to the ASTM Standard E 1527-00. The ESA objectives is to characterize the environmental setting of the subject property, identify obvious activity of environmental concern that may have occurred at or near the site, and to evaluate potential migration pathways for identified contaminants. The goal is to identify recognized environmental conditions that indicate an existing release, past release, or a material threat of a release of any hazardous substances or petroleum products. These release conditions apply to structures on the property as well as the soil, groundwater, or surface water of the property. An ESA "appropriate inquiry" may provide a basis to qualify for the innocent landowner defense should any legal action be initiated for environmental impairment to the property.

Components Covered


Historic Review - We thoroughly review historical records of each property and surrounding area using a combination of governmental and historical records, photographs, maps, archived data, permits, and interviews.

Regulatory Review - We review federal agency lists and pertinent state and local data sources.

Site Inspection - We perform on-site visual reconnaissance to identify potential environmental concerns. The subject property and adjacent area are further researched by visual observations and by conducting interviews with the project-related personnel.

Report of Findings - Our reports present findings, recommendations, and corrective action options. Our Executive Summary is written in simple and clear cut terms including our recommendations including environmental corrective action specific to the subject property. This Executive summary can be received before the main report to help clients with time constraints.

Prices Start At $2,500.00

Prices are determined by location, age, design and complexity of each property. Prices include travel under normal circumstances. However, if the Site Assessment needs to be expediated than a flat travel fee of $300.00 will be charged.
