PERSONAL HISTORY

Chris Rither, who is our chief inspector, has owned and operated a commercial and residential maintenance company in Hawaii for over eighteen years. As an industrial technology major at Humboldt State University of California, Chris received training in nearly every field of industry. As part of the Industrial Technology Division every student had to take courses and labs in drafting, engineering, metallurgy, wood technology, synthetics, power, alternative energy sources, and electronics. During his time in college, Chris worked as a cabinet builder, concrete laborer, and with the university refurbishing a 80 foot Yacht. Before moving to Hawaii, Chris worked at a number of business in the building industry including a job as a crew supervisor with a home builder in Southern California, and as a roofer and operations manager of a rain gutter company in Humboldt County.

Chris started his work in Hawaii’s real estate industry in 1986 while Director of Kauai Teen Challenge. At that time, Chris helped secure and renovate an original turn-of-the-century plantation manager’s estate on Kauai. After moving back to the Big Island of Hawaii in 1988, he began a commercial and residential building repair and remodeling company called Maintenance Hawaii. Most of his work was with the property management divisions of real estate firms and local franchise and business owners. Over the years, Maintenance Hawaii was known for providing a full range of services, including electrical, plumbing, carpentry, roofing, flooring, painting, appliance repair, finish work, remodeling and structural work of all kinds.

To keep up with demand an extensive list of subs and other firms were used to help provide the numerous services that Maintenance Hawaii was known for. His clients included nationally-recognized companies such as Century 21, Coldwell Banker, Remax, Borders Books and Music, the YWCA, Avis Rent-A-Car, and local businesses, including Island Chevrolet, Waikea-Kai Shopping Plaza, Cost-U-Less, Winniman Enterprises, Hilo Brokers, Charlie’s Bar and Grill, Reuben’s Mexican Restaurant, Koehnen’s Interiors, Y. Hata Transfer, Brian Delima Attorney at Law, and Neil Erickson Architect. Over the years Maintenance Hawaii became known for its competent work, dependability, and comprehensive services. Since 1988, Chris has worked island-wide on thousands of buildings in all areas of the construction and repair industry and the business was sold in 2003.

Island Inspection Services began with a simple request by a local real estate broker in 1998. The request was to provide a services for property and business owners who desired to identify and quantify any potential liabilities or structural problems with their properties and to repair or replace them as part of the maintenance company. Over the next few years, the requests for inspection services began to grow, and by the year 2000 the real estate market on the island began to prosper.

In response to the increasing demand and complexity of services in the inspection industry, Chris enrolled and was certified by the Inspection Training Associates (ITA) in Oceanside, California in 2000. At ITA he received his advanced training and certification in eleven inspection fields. A few years later, to increase his area of expertise, Chris enrolled in ITA's commercial inspection training course in 2003. Chris is also a certified member of the Environmental Assessment Association and recieved his training and certification from NATEC International to perform Phase One Environmental Site Assessments. Chris has a Bachelors of Arts in Communications and is currently working on completing his Masters Degree in Environmental Science.

Over the years, Chris has also invested in numerous properties both industrial, commercial, and residential. These investments have provided him with the unique experience of the entire real estate process including the purchase, renovation, sales and developing of properties on the Big Island. With his university training, inspection experience, real estate investor history and 30 years working in the construction and building field, Chris is competent in not only the design and building of homes and commercial units, but also in the repair and upkeep of every working function of a home or building. He is also the author of “The Inspector’s Guide Series” of books. The first in the series, "The inspectors guide for realtors", has been accepted and distributed by the Hawaii Island Board of Realtors. The second in the series, "Common problems in Hawaii's Homes", is included in their residential home inspections packet. As the owner of Island Inspection Services Chris is also a member of the Hawaii Island Board of Realtors, Environmental Assessment Association, National Association of Certified Home Inspectors, Kanoelehua Industrial Area Association, Foundation of Real Estate Appraisers and International Code Council. With these affiliations and wide range of building experiences Chris can provide clients with the expert ese and networking resources they will need to help them through the purchase of properties in Hawaii.

EMPLOYMENT HISTORY

98-Present Island Inspection Services
Owner and principal inspector. Services include full and limited residential and commercial inspections, property evaluations, consultation, and land assessments.
1988-2003 Maintenance Hawaii
Founder, owner and operator. Services included all forms of building, remodeling, maintenance, and repair in all building and construction fields.
1987-1988 Kauai Teen Challenge
Directorship position included securing and renovating a turn-of-the-century 8,000-square-foot mansion, raising of financial support, setup of programming, and presentations at elementary and high schools, jails, colleges, civic groups, and churches.
1986 Hawaii Teen Challenge
Staff for the Maui, Oahu, and Big Island centers. Duties included live-in counselor/teacher, building maintenance, management of outreach programs, and staff hiring.
1985-1986 Kennedy Builders
Chris was a supervisor for the window, door and finish carpentry crew for kennedy builders. The five man crew worked in Riverside and Orange County on many of the large subdivisions built during this time.
1983-1984 Tri-City Roofing and Rain Gutters
Manager of Tri-City’s Rain Gutter Division. Position included milling and manufacturing, installation, maintenance, and sales.

EDUCATION

2003-2006 University of Hawaii Hilo
Chris enrolled in U. H. Hilo to finish his degree. The University of Hawaii did not offer a degree in Industrial Technology so his major was changed to communications. His graduation is set for the end of the fall semester in 2005 where Chris will receive a Bachelor of Arts degree in Communications with a minor in ecomomics.
2000-2003 Inspection Training Associates, Oceanside, California
2000 Certificate of completion from the home inspection program. The training included courses, examinations and field training in ten areas, including structures, exteriors, roofing, plumbing, heating, electrical, interior, report writing, standards, and air conditioning
2003 This commercial inspection course was completed through video, research, and examination. The course included three-phase wiring, commercial HVAC, commercial building style and design, report format and preparation, and site examinations.
1994-2003 Hawaii State Foster Parent Association
All parents of certified foster homes must attend the foster parent certification courses offered by the state. Other training and courses include those offered by the Casey Family Program, Parent Project, Parent Reunification Program, and the Department of Health and Human Services.
1986-1988 Hawaii Teen Challenge
Chris was on staff at all four centers in Hawaii and served as the Director of Kauai Teen Challenge. To maintain these positions, he attended quarterly and yearly training programs and activities. Some of this training included national and state-run programs for staff of prison and court referral programs.
1985 Teen Challenge Ministry Institute of Southern California
Courses focused on training people to manage, operate and pioneer residential substance abuse rehabilitation programs. Courses and certifications included counseling, teaching, management principles, administrative practices, maintenance of buildings and properties, and working with government agencies. The year of training included a six-month internship program for Riverside Teen Challenge, where Chris directed the grounds and maintenance crews for a staff of one hundred on a fourteen-acre facility.
1980-1984 Humboldt State University, Industrial Technology Major
Courses included engineering, technical drawing, drafting, wood, synthetics, power and transportation, electronics, metals, carpentry, and building design.
1979 United States Youth Conservation Corps
This summer program incorporated all-day training that included two hours of class daily. Courses included conservation techniques, construction and building styles, state park work and administration, work ethics, irrigation systems, geology, botany and biology. The remaining time included constructing water drainage systems, cutting firebreaks, building maintenance, and building of trail.
