WE HAVE FOUR TRAININGS TO CHOOSE FROM

Common Problems in Hawaii's Homes

"How to spot red flags"

"How to spot red flags"

One of the first steps of being a successful sales person is to know both your product and its market. Many real estate agents have been trained in regards to the market they serve, but receive little if any training on the product they represent. The truth of the matter is a real estate agent sells property and the structures on that property. This training is not designed to make realtors into inspectors but it is designed to provide a general background of different components in a home especially when these may represent a problem or liability in the future. This multi-media presentation is approximately one hour long and topics include:

* Learn how to determine trouble areas before they come up in the due diligence process

* Protect yourself by learning how to spot problematic areas during initial walk-through

* How to determine possible building liability issues that may arise after the sale

* What to look for when recommending a home inspection company

* Overview of common problem areas in Hawaii’s homes

* Electrical, Plumbing, Roofing, Pest, Structural and Site work issues

* FREE copy of our book “Common Problems In Hawaii’s Homes”

"Environmental Concerns"

There are numerous myths, inaccuracies, and rumors in every environmental field especially in regards to the real estate industry. There are times when a real estate transaction can be undermined by inaccurate stamens and claims made during the transaction. Due to the wide array of environmental issues there is truly no "expert" in the environmental field. There can be an "expert" in a specific field such as asbestos and its effect on the human respiratory system, but to say your an expert in asbestos would be a stretch to say the least.

Our instructor, Christopher Rither, is the owner and operator of both Island Inspections and Hawaii Environmental and his desire is to help agents understand the basic principles behind common environmental issues. During the presentation a general overview of common environmental issues is covered while refuting some of the common myths involved. Through his years of experience Chris is capable of explaining how environmental issues effect both commercial and residential real estate transactions in Hawaii . Chris has been trained and certified to perform phase one and two Environmental Site Assessments and is licensed by the state to perform both lead and asbestos inspections. The teaching takes about fifty minutes and topics include:

* Dispelling common myths in the environmental field

* Learn the truth about common environmental issues and how they effect realtors

* What is a Phase One and Two Environmental Site Assessment

* Protect yourself by learning how to spot possible problematic/hazardous areas.

* General overview of lead, arsenic, asbestos, mold, petroleum hydrocarbons

Vacant Land Inspections

What is a vacant land inspection?

When IIS began to inspect houses in 1998 most people had the same question: What is a home inspection? In 2002 IIS pioneered a new service in the inspection industry and began to perform inspections on vacant land. Today people still ask us: What is a vacant land inspection? Our vacant land inspection is designed for individuals who want to become better informed about a new land purchase and those interested in developing a piece of property. We physically enter the land in a systematic sweep to determine an approximate overview of the land. This presentation is designed to provide realtors with an overview of our unique service and how it can help them during land transactions. Topics include:

* Overview of landscape, soil types, foliage, elevation, directional flow, rain-fall, weather, structural site placement etc.

* What questions does the typical buyer have before we inspect

* How can this service help you during the transaction

* Benefits for both the buyer and their agent.
