Before you purchase your new home it is vital that you know the precise condition of your potential home or rental property. Our inspection reports are both thorough and easy to understand. Our job is to find and evaluate the visible and accessible conditions working without and within a house under the standards of practice set by A.S.H.I. We cover over seventy areas and provide you with the information you need to make a competent decision. Our inspectors will spend time with each client not just inspecting the home, but also offering maintenance and repair recommendations and basic cost analysis. We believe the inspection process should be both informative and enjoyable and also provide a full range of other services that may be required with the uniqueness of each property we inspect.
All homes, regardless of age, have at least minor deficiencies. The question is how serious and costly these deficiencies may be. Island Inspection Services has 25 years experience in the construction and home repair service and knows the difference between common and serious problems. Our job is to find and evaluate the visible and accessible conditions working without and within a house under the standards set by NACHI. We will then convey the information to you in a clear and easy to understand format.
The purchase of real estate is usually the largest investment ever made, yet many people do so without knowing the condition of the property they are purchasing. That's why a professional property inspection is such a valuable investment. The purpose of Island Inspection is to provide our client with the peace of mind that comes with having a better understanding of the condition of the property before they purchase, sell, or remodel a home.
Exterior: grading, walls, coverings,
patio covers, sidewalks/driveways, soffits/fascias, doors/windows/trim, gutters/down
spouts, retaining walls, fences/gates.
Structure: foundation, crawlspace, posts/piers, footings/columns,
floors, walls, chimneys.
Roofing: Structure, coverings, flashing, skylights,
vent/stacks.
Electrical: Service entrance, grounding, panel/sub
panels, branch circuits, outlets, gfci's, circuit integrity.
Heating/AC: description, combustion system, components,
supply/discharge lines, venting, ductwork/registers, controls/ thermostats.
Plumbing: main supply line, distribution lines, fixtures,
vents/traps/drains, functional flow.
Insulation: attic, walls, crawlspace, floors, lines,
ductwork, air/vapor barriers.
Interior: walls, ceilings, window, floors, doors,
stairs, fireplaces, smoke detectors (test buttons)
Our approach involves you in the process by encouraging you to walk along with the inspector. During our full inspection, we evaluate over seventy areas and answer your questions to help you gain a better understanding and knowledge of your potential home while strengthening your decision making ability. At the end of your inspection you will receive a sixteen page check list/narrative report in a three-ring binder format with illustrations on each page and a special report on home safety tips. We also provide professional digital images of areas of interest in the home to our client.
In most cases, the average inspection takes between 2 to 3 hours. A full computer generated report will be available at the end of the inspection. The report comes in a sturdy three ring binder with illustrated tabs and a free copy of our book "Common problems in Hawaii's homes".
